Report

The subject of the study is a design plan of a set of attached family houses in the village of Lahošť, south-west from the town of Teplice. The part of the plot nr. 134 in the cadastral area 678881 Lahost has the acreage of 0.83 ha and is situated between the Bourlivec stream and former cowshed on the northern border of the village. Access to the plot is over the small bridge from Svermova street or from Pricna street which leads from Teplicka street. By arrangement with the village, there will be some adjustments made to the access road so that it meets future requirements connected to the building of new houses. The property is currently used as a meadow and is surrounded by full-grown trees; there is a natural barrier on the southern part created by the stream.

While designing the urbanistic study, we fully respected the current structure of the village housing and the whole concept is vertically adjusted towards surrounding buildings. The access to the property is in the north-western corner and there is a road by the northern border which is complemented by two appendices connecting all houses. There are 7 attached family houses in the proposal that are arranged into groups and thus creating 7 objects. Main orientation of matter is perpendicularly to the bank of the stream which can be noticed in most of the existing objects north from the stream.

Attached houses are designed in two basic types A and B. Houses A have two floors and are situated on the west from the road and houses B have 2 floors and the attic and are situated on the east side from the road.

The size of plots is between 361 and 644 square metres and built-up space never exceeds 30%. Each house has one garage stand and one stand belonging to the plot in front of the house. There are unified garden sheds designed for the back part of all plots. This should eliminate “creativity” of future inhabitants and protects the unified character of the whole complex. Dispositional principle of both types of houses is identical. The aim was to create family houses with small gardens and affordable price. On the ground floor next to the garage (only accessible from outside) there is the entrance area (with a pantry and toilet) and entry to the main part of the house. The first floor (in case of house B also a loft) forms a private part of the house.

Architecture of houses respects minimalistic principles. Dimensions are spread into one-floor flat-roof matters and dominant matters have a sloping roof with dormers or wagon-headed vault. There are French windows with wooden frames used on all ground floors. Roofing is formed by fibre-cement pantiles and plastering of main surfaces is adjusted to the colours of roofing and thus adds abstract look of the house.
