Report
The subject of this study is design plan of the set of family houses in the village Dalešice near Jablonce nad Nisou. The area which lies on plot 713/2 and partly on plot 458/1, in the cadastral area 691992, Dalešice near Jablonec nad Nisou, acreage 15 870 m², is situated in the unbuilt east part of the village. There are two roads which lead to the plots. First road is from the south, the second is from the north. It is necessary to rebuilt them both.
Nowadays the plots serve as a meadow. The road from the village to the forest leads on the south board of the plot. There are 2 buildings and the access road behind the northern board of the plot.
While designing the urbanistic study we fully respected current structure of the village and the whole concept is suited to surroundings. The basic shape of the house is designed to be typical rural with the rectangle ground plan. The main entrance to the plot is situated in the southwest corner. The plot in the northwest part joins access road to the existing house-building. This access road is going to be extend along the whole north part of the area. There will be 2 connecting lanes between the southern and the northern road.
Designing of the houses is divided into 3 phases. 5 houses will be bulit in the first phase, 4 houses in the second phase and 6 houses in the third phase. Family houses are designed in 3 options.
Option A is the smallest version of the house (4 rooms with the kitchen, bulit-up area 115,6m² including penthouse). The house is single-floored with the habitable attic. House is designed to have longer side on the level line. Parking is available under the open penthouse. Facade is available in two options( grey with the white touch, white with the ochre touch).The roof is red made of tiles. Option B (4 rooms wih the kitchen, built-up area 126,4m² including the penthouse). Single-floored house with the habitable attic. House is designed to have longer side on the fall line. Parking is available under the open penthouse. Facade is available in two options( red with the touch of white, wooden facing with the touch of white).The roof is red made of tiles.
Option C is the biggest(5 rooms with the kitchen, bulit-up area 118,4m²). Designed to have longer side on the fall line. The house is single-floored with the habitable attic. Parking is available in the garage. Facade is white.The roof is red made of tiles.
All three options has pantry and the toilet near the entrance door on the ground floor. There is also living room with the kitchen on the ground floor. There are bedrooms and bathroom in the attic.
At the edge of the whole area gas main is installed. We intend to extend it and to use it for the heating of the houses. Design of the houses is rural with the modern but simple details. The houses are designed to fit together wit the existing house-building. The coefficient of the bulit-up area doesn´t exceed rate 0,20 and decreases to the rate 0,10 far from the centre of the village. The green area on the plot is above standard.
